I liked how genuine Sue was.  What you saw is what you got.  She was up front with everything.  With Sue, there were no surprises.  She gave me the bottom line for the closing so I knew what to expect.  Most people don’t do that.
 
I liked that she agreed not to use a lock box.  I didn’t want that.  She would always arrange to have someone there when there was someone to look at the house.  She would let them in and know who was there.  She would lock up after they left.  I felt much more secure with this arrangement.
 
I wanted someone familiar with the area -- someone who knew what was going on is Dade City.  With Sue, people new to the Dade City area could learn what they would be dealing with here.
 
Things she did above and beyond the call included contacting me constantly to make sure that I was okay, since I was alone.  Her follow-up was wonderful.  Whenever someone went through the house, she would give me a report.  She would call after someone when through even if she had not yet received the report – to keep in touch and let me know that one was coming.
 
During the hurricanes, she made sure that the signs were taken care of -- that they were down, so they couldn’t blow around.  She also made sure that there was no damage to the property from the hurricanes.  I think the community appreciates someone who takes the time to take care of the community.
 
Dealing with her office was great.  The people there are so helpful.  The closing went smoothly.  Sue pays very close attention to details.

Sue is very hands-on.  She doesn’t pass the buck.  If something needs doing, she will take care of it herself.  She is easily accessible, always answers the phone when you call.
 
We moved before the house was sold.  My wife and I both work a long way away.  While the home was for sale, if someone was coming by to clean or make repairs – we had a couple of repairs done – she would go meet them and be there so my wife and I did not have to take off work to meet someone.

We had two other real estate agents come by the house and give us their little presentations.  We felt more comfortable with Sue.  We felt she was more honest, that she was willing to list the house for what we wanted to list it for.  The others seemed to have figure in mind before they even looked at the house.  We got the feeling they were more interested in a quick sale than in doing us right.
 
We’ve been happy with Sue.  She sold our house.  I think she had some people in mind for it.  The people that gave us the first offer eventually bought the house.  They came in with their first offer 6 or 7 days after the listing.  Six weeks or so, they gave another offer.  We had two offers in one day.  Eventually we chose their offer.
 
I think Sue does quite well in the community here.  She probably has more listings than anyone else.
 
Above and beyond the call of duty?
            She got our house on the cover of the real estate magazine.  She hired a lady to make a video for us.  She took a lot of time with it.  Anyone coming by the house could take a disc with the video and go with it.  It was great, beautiful job.  She left five of them here.  People were quite impressed that it was available.  Sue had a nice picture of the front of our house set in a clear plastic picture frame.  All of these were on the counter of the butler’s pantry.
 
Sue is the best we’ve had and we’ve sold a lot of houses, probably 15 houses.  We’re ex-military.  We’re used to moving. She’s been very responsive for us.  They are ex-military, too, so I think we shared a common bond.  Her husband works hard for her, too.  He just stopped by a couple of hours ago, just to say howdy.

We were very happy with Sue’s service.
 
She really worked for us.  She would be there to show the house on short notice.
 
We were thinking of selling it ourselves.  She didn’t just come into the house and tell us what it should sell for.  She listened to us, to what we thought we wanted in pricing.  She was open to advertising it.
 
She sent out a flyer, explaining what she does with comments from her customers.  The Finches and Arlene Lewis were real happy with Sue.  After that flyer, we just thought that we would like to meet her.
 
Mike wanted someone who doesn’t live in Lake Jovita.  He thought that she would have a better overall view of how Lake Jovita fits into the area market, that people to live in Lake Jovita may only be able to see Lake Jovita.
 
We like the concept of making Lake Jovita Realty separate from Dade City Realty. 
 
With her long time experience with Dade City Realty, Sue has a good overall view of the regional market.  Sue, not living in Lake Jovita, had a more overall view of the value of living in Lake Jovita as compared to other areas.
 
I absolutely would recommend her.  Even after she had her auto accident and was limping around, she never complained and she was always there.  She cares for her customers.  She treats them well.

We got a real estate book.  Sue had a listing or 2 that we were interested in, so we called her up from Pennsylvania.  She seemed to have good experience.  She took a day and showed us around.
            She was real responsive with us being out of town.  She sent us a Dade City phone book, set up the utility companies for us.  She made it much easier for us.  She always called back.  We never had to wait on her.  She drove us around on short notice.
            We called her the second time because we were so happy with her the first time.  We decided to use her again.  She is very experienced in this area.  She knows the market well.  She gave us a lot of referrals when we got here.  Being from out of state, we didn’t know people.  She helped us find an appraiser and even helped us find a builder for our barn.
            Selling this time, I had a hard time deciding on the price.  She provided a lot of sales comps and print outs of listings and sales.  She took the time to make sure I was comfortable with the price. 
            She is also just on the ball.  We listed it with her and the next day, she had you there and the photographer to do the CD ROM.  She got it in the magazine right away.  She is extremely responsive.
            When we were in Pennsylvania, we brought our animals down and then went back to get the horses.  She took care of the animals – goats and birds – while we were gone.  She even offered to baby-sit our son.  We closed six weeks before we moved down here.  She took care of the house for us.  She would walk around the house to make sure that everything was okay.  She is really good about doing anything you need her to do.

            [Three points to come out of the interview:]
1)    She is extremely responsive.  Calls back right away, is on top of things.  She gives great follow-up would be another way to put it. 
2)    The extras she does – the above and beyond – feeding the goats, getting the utilities companies out here for us – I think she actually got the utilities turned on for us.  She goes out of her way to do extra things.
3)    She is a qualified, experienced agent.  She knows the market.  She knows what she is doing.
A lock box didn’t matter to us.  We didn’t have one because Sue made sure that she was her or that we were here for the showings.  Actually, the house is already under contract.  The first person who saw it made an offer on it.

I selected Sue based on a personal recommendation.
 
She kept me informed of prospects, who was coming through, realtor visits, what happened each time, what was going on.
 
Another broker represented the buyer.  She handled the negotiations very professionally.  She advertised the property and was available to show it at any time.  She did an all-around fine job.
 
Sure, I would recommend her. 
 
50% of our work is realtor-related.  She’s right at the top of the list.  We deal with realtors from all over the Tampa Bay area.  Some of them are truly awful.
 
She’s got a fairly specific market and she knows it very well.  Some other realtors fancy themselves as knowing everything about everything and really, they know nothing about anything.  And the high profile realtors are so busy that they don’t have any time for their customers. 
 
Sue spent time working on our property to make sure it sold.

G:  Sue distinguished herself as absolutely bright and committed.  She respected the wishes of the homeowner – in this case, us – with no lock boxes, always requiring an appointment with plenty of notice.
 
R:  I trusted Gloria’s judgment.  I liked her as well.  On the spot, we said, “We’ll do this through you.”
 
G:  We had no prior dealings with her.  She impressed us with her honesty, sincerity and commitment.
 
R:  She took it as a personal challenge to get our house sold.  She didn’t want it to linger on the market.
            The buyer basically was not willing to move off his offer.  He wanted additional things beyond what was offered.  Sue made up the different out of her commission.  Her rationale was that she would have had to split the commission had the buyer been represented by another realtor.
 
G:  She did what she needed to do to make it a win/win situation for all sides.
 
R:  She represented the buyer and she represented us.  She saw to it that the buyer got what he wanted.  At the same time, we were happy with the deal.  Basically, she came up with a way to finalize the deal.
 
G:  It was a case of matching a discerning buyer and sellers.
 
R:  Up to the close, she was dealing and overseeing all the administrative things.  The buyer, who was from out-of-town, was dealing remotely through e-mails.  She was making sure he was getting what he wanted and needed.
 
R:  We never considered selling our house ourselves.  #1 – When you do that, it is tough prescreening people.  They are coming to your house, not to an office, so it’s tough in terms of wanting to determine who you want to let in your house.
            The people who came to our house were people that would feel comfortable and be appreciative of the house, not somebody out for a Sunday afternoon looking for decorating tips.  We had five to six people come through and every one showed a modicum of interest in the house.  She does not bring people looking for 2,000 square feet into a 4,000 square foot house.
 
R:  Her knowledge of the local area market is substantial.  There was no other option.  She was the one at that point.
            The reputation of herself and her businesses was such that we felt would generate a flow of people looking at the house.
G:  She is an ethical, personable person.
 
R:  Only one of her competitors even brought anyone to the house.  Her other competitors brought no one.
            The others have concentrated their market on smaller houses with a lower price.  Sue has a more high-end market and she does the work and the marketing necessary to sell the higher-end houses.  Looking at the houses she has sold here in LJ, they are the higher-end houses.
