G: Sue distinguished herself as absolutely bright and committed. She respected the wishes of the homeowner – in this case, us – with no lock boxes, always requiring an appointment with plenty of notice.
R: I trusted Gloria’s judgment. I liked her as well. On the spot, we said, “We’ll do this through you.”
G: We had no prior dealings with her. She impressed us with her honesty, sincerity and commitment.
R: She took it as a personal challenge to get our house sold. She didn’t want it to linger on the market.
The buyer basically was not willing to move off his offer. He wanted additional things beyond what was offered. Sue made up the different out of her commission. Her rationale was that she would have had to split the commission had the buyer been represented by another realtor.
G: She did what she needed to do to make it a win/win situation for all sides.
R: She represented the buyer and she represented us. She saw to it that the buyer got what he wanted. At the same time, we were happy with the deal. Basically, she came up with a way to finalize the deal.
G: It was a case of matching a discerning buyer and sellers.
R: Up to the close, she was dealing and overseeing all the administrative things. The buyer, who was from out-of-town, was dealing remotely through e-mails. She was making sure he was getting what he wanted and needed.
R: We never considered selling our house ourselves. #1 – When you do that, it is tough prescreening people. They are coming to your house, not to an office, so it’s tough in terms of wanting to determine who you want to let in your house.
The people who came to our house were people that would feel comfortable and be appreciative of the house, not somebody out for a Sunday afternoon looking for decorating tips. We had five to six people come through and every one showed a modicum of interest in the house. She does not bring people looking for 2,000 square feet into a 4,000 square foot house.
R: Her knowledge of the local area market is substantial. There was no other option. She was the one at that point.
The reputation of herself and her businesses was such that we felt would generate a flow of people looking at the house.
G: She is an ethical, personable person.
R: Only one of her competitors even brought anyone to the house. Her other competitors brought no one.
The others have concentrated their market on smaller houses with a lower price. Sue has a more high-end market and she does the work and the marketing necessary to sell the higher-end houses. Looking at the houses she has sold here in LJ, they are the higher-end houses.
